HMO Refurbishment project carried out by MCG Construction, sourced and acquired by MCG Investments

There are certain regulations that you adhere to when converting a single residential dwelling into an HMO (House of multiple occupancy)

Works carried out this property are outlined below;

– Upgrade all doors to fire-rated specifications, including closers, locks, and fire strips
– Strip out existing bathroom sanitary ware and tiles, construct new dividing walls, and plaster as necessary
– Install new Ply flooring, door frames, architraves, and doors throughout
– Fit PVC tile effect wall panels in all shower rooms
– Complete repaint using high-opacity white matt for ceilings, all walls and woodwork repainted
– Supply and install laminate flooring, trims, and bars in designated areas
– Provide and install new shower rooms, including all necessary sanitary ware
– Address damp issues in hallway and party wall, including floor repairs and ventilation improvements
– Enhance fire resistance in electrical cupboard
– Upgrade electrical systems to include emergency bulkhead lights in landings and hallways, hard-wired smoke detectors in all rooms (except shower rooms and toilets), and additional spotlights and extractor fans
– Replace exterior lights at front and rear entrances
– Handle all plumbing requirements for new shower rooms and toilets; service gas boiler and connect new kitchen appliances
– Supply and install new cupboard around gas boiler
– Provide all relevant certificates to meet HMO requirements
– Conduct full builder’s clean upon completion of works
